We strive to provide decisions on applications within 24-48 hours after completion. As a leasing team working with various property owners, we want to find the best  property for you. However, please note that final decisions are made by the property owners, so processing times may vary. Rest assured, we are dedicated to getting you a response as swiftly as possible!
 

Adding a co-signer might be a smart choice if you’re a student, have limited work experience, or don’t meet general application standards, such as having a low income or poor credit. Remember, you can always include a co-signer later in the application process if you initially believe you can qualify on your own!

To expedite the application process, please include all necessary documentation (such as pay stubs, bank statements, tax returns, and pet documentation) when you submit your application. This helps avoid delays caused by missing or incomplete documents. If you’re unsure about which documents to include, feel free to call our office or contact your showing agent for confirmation. Please note that required documentation may vary depending on the property manager or owner.

Yes, the application and application link are the same for all available vacancies. You can transfer your application between properties within 30 days of starting it, without needing to fill out a new application for each property.

Landlords usually agree to hold apartments for approved applicants if the move-in date is within 2-3 weeks. Therefore, it’s advisable to start your apartment search 3-4 weeks before your desired move-in date. This timeline gives you ample time to gather necessary documentation and complete the application process.

Our showing agents are available in the field, touring vacancies and answering questions related to showings seven days a week from approximately 8 AM to 6:30 PM. Our office and support lines are open Monday through Friday from 9:00 AM to 5:00 PM.

Each building and owner has unique rental criteria. Typically, landlords expect an income of about 2.5 to 3 times the rent and relatively good credit. If your income or credit is low, don’t worry! You can always add a cosigner to strengthen your application.

SMI does not collect on application fees, which are all paid to our application provider, and are unfortunately non-refundable.

The application fee total is $0.00.

Each management company has different guidelines. Most management companies allow the tenants to move in 24 hours after the lease is signed.

Rental units get taken off the market once somebody signs a lease.
